Valdebebas is undergoing a transformation looking forward to the arrival of Formula 1 in Madrid. According to JLL, the international real estate consultancy, demographic changes, labor mobility and the search for flexibility are redefining the housing offer across the country and promoting this type of innovative projects that allow you to choose the duration of your stay in your home, which can range from a few days or weeks to several months.
The country’s largest cities focus on the largest number of beds, both in stock and those being built. While Barcelona has approximately 3,300 operational beds and around 1,800 in progress and Valencia has 1,500 available beds and 1,000 in progress, Madrid stands out far above these two cities. Today, the capital contains 60% of the current beds – 11,375 – and 72% of the beds under construction – more than 14,000 beds.
Of all these complexes, Valdebebas, the district of the capital with the greatest growth prospects, is the place where the largest number of proposals is concentrated today: nine construction projects “flexible living” They are in the implementation phase and there is only one up and running.
The latter, known as Be Casa Valdebebas, was opened in 2023 and includes 520 studios and apartments with one and two bedrooms. According to this operator’s website, tenants will not have to worry about supplies – electricity, water, gas, air conditioning and community costs are included in the price – nor about Wi-Fi or receiving packages. The prices of these apartments range between 930 and 1,450 euros.
The nine complexes planned in this neighborhood of the Hortaleza area will generate 6,541 of this type of apartments. Among them, the only company specializing in this model The Flexy Living is already developing three buildings that will provide 4,321 beds of the total.
Aware of this new trend in the capital, the Madrid City Council allocated municipal plots of land in this neighborhood for this purpose. After three plots of land were put out to public tender – priced at over €37 million and incorporated into the Municipal Land Heritage (PMS) – the winning company is Bext Valdebebas, which has an activity license for one-star hotel apartments and is located in an environment that seeks sustainability. Of the 583 apartments that make up this project, 15% are studios, 40% have one bedroom, and the remaining 45% have two bedrooms.
The land located at No. 1 Emma Pinella Street has an area of 6,087 square meters and a buildable area of 17,776. The prize price was 16.8 million euros. For its part, the plot of land located on Camino de Montoro No. 22 has an area of 7,382 square metres, and a buildable area of 21,556 square metres. The prize price was 20.4 million euros.
Of course, this model does not fit the Valdebebas neighborhood. Vallekas currently has two projects under development and one that opened this year. Of the three, they will add more than 1,000 beds in this area of the capital, of which 285 are already in operation, JLL told this newspaper.
