This new residential neighborhood integrated into the city, which will complete the development of Alcobendas on its border towards Madrid, will have an area of 2,174,160 square metres, where 8,600 homes of all types will be built: for sale, for rent, apartments and single-family homes. More than half, 54 percent, will be public housing. More than 55 thousand square meters will be allocated to the tertiary and commercial sectors.
One of the most important points related to this project is that it is called to be a large oxygen area for the Madrid community, north of the capital, with a total of 600,000 square meters of green space. Thus, the area gains another lung. In this way, 27 percent of the area of “Los Carriles-Valgrande” will be allocated to open spaces and green areas. A gradual reduction in the height of the buildings is planned to allow a gradual transition between the current city and areas such as Monte de Valdelatas, which is a natural continuation of Monte de el Pardo. In addition, trees damaged by the works will be replaced, in accordance with the Urban Tree Law, moving the area from 2,555 trees to more than 6,700 trees.
The green proposal for the project highlights the creation of two large parks, one corresponding to a new natural transition strip of 200,077 m2, which will be deployed next to Monte di Valdelatas to protect and enhance its access on foot and by bicycle, and a new central park of 212,271 m2, which will be next to the Valdelacasa stream. This park includes a network of walking paths among the trees, game parks, entertainment areas and accommodation.
The project will generate an investment volume of up to 2.3 billion euros. A particularly important fact for the region, and specifically, for the entire northern region: during its construction, it is expected to create approximately 4,000 jobs and more than 1,000 once the new neighborhood is completed.
