Fifteen years after the closure of the Tierra Encantada Theme Park, the fate of the 160,000 square meter Tierra Encantada Theme Park in one of the most valuable stretches of Barra da Tijuca is beginning to be decided. The land was divided into plots, and construction of a public square on one of them with an area of nine thousand square meters will begin this month. Access will be via three new streets linking the neighborhood’s internal roads to Avenida Ayrton Sina. The main project is a residential complex, Park Avenue, which will contain residential and commercial buildings.

Gustavo Guerante, the municipality’s urban development secretary, explains that the master plan review, carried out more than a year ago, helped with the area’s proposal.
– With the new plan, we reversed the logic that people should work in an area and return home at the end of the day, leaving abandoned environments – he says.
According to Carlos Bandeira, development director of RJZ Cyrela, the owner of the land, the Park Avenue project is still under development, with no launch date, and will follow market demand. It remains to hammer, for example, the size of the units and the total number of blocks and apartments. What is already certain is that the buildings must have a maximum height of 34 metres, given its proximity to Jacarepagua Airport.

On the other hand, the construction company has already determined the destination of two commercial plots. One, targeting Ayrton Senna, will be a branch of the Havida Health Network, which has already started earthmoving services. The second batch will be a school from the Tamandari group:
– The main goal of this area is to have a new high-quality public space, with wide sidewalks, connected by 1.4 kilometers of bicycle paths, which will be frequented by residents and those living on Park Avenue in the future – explains Bandera. – The new streets will also allow better traffic flow in the Barra da Tijuca area, with new connections to Ayrton Senna. We will complete these works within a year.
Regarding the field, all power, telephone and Internet installations will be underground, without any exposed wires. There will also be a barcao (recreation space for animals), two children’s playgrounds, eight bicycle parking lots with a total capacity of 200 spaces and parking for one hundred cars, as well as trees such as palm trees and jabuticaba trees.
The new roads to Ayrton Senna will be accessed via Avenida José Silva Neto, which serves as the entrance to the Península residential complex and the company building 02. This in turn already has connections with other internal roads in Barra, from which you can reach Barra Shopping, Via Parque, Casa Shopping and Lourenço Jorge Hospital, for example.
— Any intervention implemented to widen corridors or internal access will improve fluidity. On the other hand, traffic tends to increase, sees the president of the Bara Community Chamber, Diler Dembrosek. – There are other real estate launches planned in the neighborhood in the coming years. One alternative is to build a system of submarines to reduce stopping at traffic lights and make travel easier.
Deputy General Director of Colegio Tamandari, Antonio Henrique, says he has already started surveying the land and is awaiting permission from the city council to begin the works. The school, which will have 31 classrooms for primary and secondary levels, is expected to be ready by the end of the first semester of 2027. Part-time and full-time classes will be offered:
— This unit will go through a selection process (access testing) because we want to be a reference in the neighborhood. We have to work with about 700 to 800 students, which is much less than other units in the network.
Hapvida intends to build an emergency and emergency unit, without hospitalization. There will be 38 offices, with different specializations and 24-hour service. The cost of the project reaches 75 million Brazilian reals.
— We choose the location based on the profile of the company’s customers and where they live. We have the option to purchase a second batch, depending on demand, says Andre Melo, vice president of infrastructure at the healthcare company.
According to the CEO, the unit is part of a R$2 billion investment plan, already announced by the company, which expects to open new hospitals and clinics in the country. Of this total, R$380 million was allocated to Rio.
Opened in 1998, Terra Encantada was intended to be a theme park, similar to those created by Disney and Universal in the United States, with its own characters. It operated until 2010 when it closed its doors amid financial difficulties after a woman died after falling from a roller coaster. Expectations of an audience of 20,000 people per day were also frustrated – daily traffic amounted to around 2,000 visitors.
