
The Caixa Econômica Federal (CEF) has once again allowed the possibility of contracting several real estate financings simultaneously. The measure applies to credits granted with resources from the Brazilian Savings and Credit System (SBPE).

The possibility of accumulating up to two financings has been suspended since November 2024. The objective of returning to the previous rule, with authorization, is to respond to market demand and expand opportunities for families and investors, according to the bank.
Evolution of Caixa’s financing
- Increase in the ceiling of the Housing Financial System (SFH), increasing the value from R$1.5 million to R$2.25 million.
- Increase in the financing quota: Caixa has again financed up to 80% of the value of the property in the SAC modality and up to 70% in the Price modality, thus reducing the entry value.
- Launch of a credit line for renovation in October 2025: the action is part of the Reforma Casa Brasil program.
- Operationalize R$30 billion from the Social Fund under the Minha Casa, Minha Vida program for people with incomes of up to R$9,600.
Financing carried out with SBPE resources has an unpaid balance updated by the TR and offers effective interest rates from 10.99% per year and a duration of up to 420 months, or 35 years.
While the restriction on two parallel financings was in force, even the spouses, regardless of the matrimonial regime, could not take out a new real estate loan with the bank.
“The release of the savings requirement contributes to increasing the liquidity of the financial system, providing support for real estate credit operations in a scenario of increased demand. This measure strengthens the capacity of institutions to maintain the rhythm of concessions, even in the face of reduced savings balances, guaranteeing stability and continuity in serving the market,” explains the president of Caixa, Carlos Vieira.
According to the bank, this change is accompanied by other changes, aimed at facilitating access to housing and stimulating the construction sector.
