
The Opportunity real estate fund bought an old Oi building in Copacabana to demolish it and transform it into a R$240 million residential building with “studios”, one of its main bets today. With this company, the tenth in the category, the manager of Daniel Dantas, Verônica Dantas and Dorio Ferman will reach the first billion launches in this niche.

The new launch will face Praça Serzedelo Corrêa, one block from Copacabana Beach. An Oi infrastructure station operated in the property at number 37 Rua Siqueira Campos. It is planned to erect a building with 204 units spread over 13 floors on the site, three of which are exclusively dedicated to leisure, in addition to an active facade with two stores. Plans range from 37 to 153 square meters (coverage).
The project is the result of a partnership between Opportunity Imobiliário and SIG Engenharia. The objective is to mainly attract investors, who buy small properties in areas with tourist appeal to rent them for short periods on platforms such as Airbnb. But the manager also sees potential for buyers interested in “hybrid housing,” which is already common in Copacabana.
Opportunity’s portfolio of “studios” is concentrated in the Be.in.Rio label, created in 2024. With the new launch, it reaches 598 units launched and R$920 million in PSV.
— For 2026, we plan to launch up to six projects under the Be.in.Rio label, all in the South zone — says Marcelo Naidich, director of Opportunity Fundo de Investimento Imobiliário, which this year launched a total of around 1.8 billion reais worth of properties.
