
Balneário Camboriú presents an urban dynamic marked by a high building density, verticalization and a constant flow between two integrated centers: Balneário Camboriú and Itajaí. Pressure on urban mobility is a recurring factor in this area. In this context, the municipality is implementing the new binary of Martin Luther Avenuea public project aimed at reorganizing the local road network.
According to data from the Brazilian Institute of Geography and Statistics (IBGE), Balneário Camboriú recorded, in 2025, a population estimated at 151,674 inhabitantswhile Itajaí achieved 294,850 inhabitantsreinforcing urban, economic and residential interdependence between the two cities.
The existing road infrastructure was deemed insufficient for the current volume of daily travel, leading to the implementation of the binary system as a traffic redistribution measure.
The work is being carried out in stages along Avenida Martin Luther. The second phase, authorized in June 2025, involves direction changes, readjustment of flow and reorganization of the road corridor, an essential step to alleviate historical bottlenecks between Praia Brava, Centro de Balneário Camboriú and Barra Norte. The third phase was authorized by Law No. 5,056/2025sanctioned by the Municipality of Balneário Camboriú, and provides for structural interventions such as expropriations, modernization of public lighting and urban requalification of the surrounding area.
For the real estate market, works of this nature are generally analyzed from the perspective of urban accessibility. “Better circulation tends to influence residential choice and interest in certain areas,” explains Luís Fernando, a specialist in the real estate sector consulted by the report. According to him, easily served regions are now considered by buyers and investors who evaluate travel time and urban integration as relevant criteria.
Still according to the expert, the reduction in traffic jams contributes to greater predictability of daily travel, a factor linked to the organization of tourist flows and town planning. These elements are observed by the market when analyzing areas with potential for qualified residential occupancy.
“It is in this context that segments such as beachfront properties and penthouses in Balneário Camboriú are beginning to attract more attention from the market, as the works advance towards the next stages,” concludes Luís Fernando.
Continuing the binary of Avenida Martin Luther, Balneário Camboriú integrates a new mobility axis into the urban system, the effects of which continue to be monitored by residents, public managers and real estate market agents.
