Real estate auctions have discounts of up to 85% in December – 05/12/2025 – Al Souq

Those looking for an alternative to buying property at a discount – or wanting to take advantage of their 13th paycheck to boost their down payment – ​​will find that December is one of the hottest periods on the auction calendar.

There are more than a thousand homes, apartments, commercial spaces and land spread across almost all parts of the country, with options ranging from affordable properties to high-end units.

Caixa offers 595 properties for sale spread across 23 states and the Federal District. The auction has two places: the first ends on December 15, and the second on December 18, both of which are carried out by the Superbid Exchange platform.

Bids start at R$80,000 and reach R$2.3 million. São Paulo accounts for the largest share of bids (154 units), followed by Rio de Janeiro (70) and Minas Gerais (59).

Among the offers are a 76-square-meter house in the capital, São Paulo, with an opening price of R$351,000 and a 45-square-meter apartment in Rio for R$149.5,000.

In Rio de Janeiro (RJ), a 45 sqm apartment receives offers starting from R$ 149,500. In Niteroi (RJ), a 142 sqm apartment starts at R$394,000. In Araruama (RJ), a 63 sqm house has an opening offer of R$140,000.

In Vieira de Santana (BA), a 40 sqm apartment starts from R$150,000. In El Salvador (BA), another house of 94 square meters is available for R $ 448.2 thousand.

The purchase can be made in cash, using the FGTS (Guarantee Fund) or through SBPE (Brazilian Savings and Loan System) financing, making it easier for those who cannot pay the full amount immediately.

Also on December 15, Santander Brasil, in partnership with Mega Leilões, will hold an online auction featuring more than 350 properties in 24 states and the Federal District. There is a supply of houses, apartments, land and commercial units.

Bids range from R$27,000 to R$3.2 million. One of the highlights is a 645 square meter duplex apartment in the Bella Vista neighborhood of central São Paulo, with a minimum offer of R$3.2 million.

For most residential properties, the bank offers financing for up to 420 months, with a minimum down payment of 20%. FGTS can be used to pay part of the deposit (at least 10%). To participate, you must register and qualify on the Mega Leilões website.

With Zuk, Santander owns more than 330 properties, including residential and commercial units, located in more than 20 states. Discounts can reach 85%.

Prices start at R$ 27,000, for a 597 sqm plot in Parque Residencial Viva, in Pirola (PR), and reach R$ 1,428 million, which is the minimum price for a 324 sqm apartment in the Cristal neighborhood, in Porto Alegre (RS). The plot with the biggest discount is a 190 square meter house in the center of Vilhena (RO), offered at an 85% discount, for R$75,000.

Payment terms include the option of cash or financing in up to 420 installments. Notifications are available on the Zuk and Santander Imóveis portal, where interested parties must register and qualify to participate.

On the 9th and 16th, Bradesco will sell commercial and residential properties, land and rural areas, as well as unoccupied plots of land, through the Zuk platform. Offers can contain discounts of up to 73%. Payment options vary between cash payment or installments up to 48 installments.

On December 17, Zuk, in partnership with Itaú Unibanco, will hold a full online auction featuring more than 175 lots in 20 states. There are commercial and residential properties and land – some with discounts of up to 78% of the assessed value.

Prices range from R$22,000 for a 133m2 house in Palmirinha (RJ), to R$1.447m, the minimum value for a 263m2 duplex in Villa Andrade (SP).

Payment terms vary depending on the quantity: there are cash options with or without discount, depending on the notification.

To participate, the buyer must register on the Zuk portal and review the specific rules for each property.

How to buy your own house at auction?

First step: Register on the auction site

  • Check with your state’s board of trade whether the auctioneer is duly certified.
  • Registration is nothing more than forwarding your personal data for analysis
  • To avoid falling for scams, pay attention to the website domain, which must end with “.com.br”
  • Be wary of misspelled websites that end with just “.com” or “.net.”
  • Auctioneers and auction management companies do not use WhatsApp or any other social network, such as Facebook and Instagram, to negotiate or receive bids.

Second step: Request to participate in auctions

  • It’s time to choose the type of land plot (houses, apartments, lands, farms, etc.) to bid on and request to participate in the auction
  • In some cases, it is possible to bid on more than one property in the same auction, up to the closing date and time of the transaction.

Step Three: Acquisition

  • If your bid is the highest when the auction closes, the property is yours
  • All payment instructions will be provided by the Auctioneer, in person and via email.
  • If the notice allows installments and/or financing, follow the rules of the document

Step Four: The process of formalizing ownership

  • For any payment method, it is necessary to collect ITBI from the city council of the municipality in which the property is located. The price varies depending on the city. Then proceed with registration at the Land Registry Office where the acquired property is registered
  • You must provide required documents such as: ID card/CPF number, birth certificate (or, if you are married, marriage certificate, ID card and CPF number of your spouse); Proof of residence, income tax return, bank statements from the last three months, and pay slips from the last three months (if salaried)
