
Taxpayers will have until February 6, 2026 to pay the single quota or the first tranche of Rio’s Urban Land and Territorial Tax (IPTU). Those who choose to pay in cash guarantee a 7% discount, the same percentage granted this year. The value of the property tax will be readjusted according to the cumulative inflation of the year, measured by the Expanded Consumer Price Index – Special (IPCA-E) of 2025, which will be published this Tuesday at 9 a.m. by the IBGE. Financial market projections indicate that the index will be slightly above 4%.

The city of Rio de Janeiro published, in the Official Gazette this Monday (22), the payment schedule for IPTU 2026, which can be paid in ten installments. Payment slips for the single quota and the first payment of the IPTU 2026 will be sent to taxpayers’ homes by post from January 12.
The guides can also be published online, from January 21, on the Carioca Digital website (carioca.rio). It is possible to download and print all the monthly payments to be paid at once, without needing to access the website each month.
According to the Municipal Finance Department, taxpayers can also request the guide at IPTU Service Points. To complete the process, online or in person, it is necessary to provide the registration number of the property, identified in the IPTU guides from previous years.
IPTU payment can be made via PIX, via a QR Code inserted in the DARM – Municipal Collection Document, issued on the Carioca digital portal. As with other payment methods, tax payment will be made within 2 business days.
The tax can also be paid by direct debit. This payment method must be requested from the bank where the taxpayer has an account, with the automatic debit code available on the IPTU tab. The list of banks authorized to pay by direct debit is available on the Municipal Finance Service website: https://fazenda.prefeitura.rio/tesouro-municipal/bancos-credenciados/.
The municipality warns taxpayers against Internet scams. The Municipal Finance Department does not send communications or payment slips to taxpayers via WhatsApp or SMS. The Town Hall service channel for clarifying doubts is Central 1746, and the address for issuing the IPTU guide and quotas is Carioca Digital: carioca.rio.
