In the 2000s, everything was happening there: trendy parties, powerful dinners and events bringing together businessmen, celebrities and models. Just over 300 meters long, Rua Amauri, in Itaim, was at that time the epicenter of São Paulo’s glamor.
But the following decade did not unfold at the same pace. The city gained new entertainment hotspots and the street lost its original shine. In 2026, the address should however regain its charm of yesteryear, but in a more discreet and elegant version – notably thanks to new real estate investments.
At the start of the new year, Amauri 306, a corporate building from developer Idea!Zarvos, comes into operation, with 24 floor slabs measuring 305 to 610 square meters and designed by architect Isay Weinfeld, with landscaping by Rodrigo Oliveira.
“This is a very important location for the city and we thought of a building of the right size to attract a clientele looking for exclusivity,” explains Otavio Zarvos, founding partner of Idea!Zarvos.
According to him, the initial “briefing” of the project had one condition: to preserve Praça da Amauri, neighboring the project. “The space was created by Isay himself, in 2003, and we focused on protecting and expanding it,” he explains. Said and done: the environment remains, as well as Casa Bola, by architect Eduardo Longo, in a significant part of the land.

Another request from the developer: to bring more innovation to the landscape of the Faria Lima region, without using a mirrored building and a large atrium to accommodate people. “Our building has a pure design, with an exterior structure on the facade made of concrete and earthy tones, an entrance hall with a traditional ceiling height and without luxurious materials. Everything is very simple, but with a lot of strength and elegance”, describes Isay Weinfeld, whose history in the street includes the public square, the Forneria San Paolo restaurant and the entire urbanization of the street, including the grounding of the electrical wiring, the expanded sidewalks and the pedestrian furniture.
Three restaurants are planned on the basis of Amauri 306: Lilu, Charco and Forneria, founded by businessmen João Paulo Diniz (deceased) and Edsá Sampaio in 2001, which was closed during the pandemic and will be reopened. His return will be ensured by Gabriel Carvalho, CEO of Heat Group and partner of the famous Bottega Bernacca. “It is a traditional restaurant street, very neat and charming, which connects its more intimate atmosphere with the thriving world of Faria Lima. This generates the potential for high-quality gastronomic experiences,” explains Carvalho.
The culinary vocation will also be reinforced by the return of another icon: the Ecco restaurant, which will officially reopen to the public in January. They will all join another star table: Parigi, from Grupo Fasano, which has been operating on the street since the end of the 1990s.

It is exactly above Paris that the Metropolitan Office building is located. With 16 floors and associated with the Platinum Office Tower on the back street, it is owned by management company RBR Asset Management, which bought the complex two years ago for more than BRL 610 million. It is currently 100% occupied, with a waiting list for rental and a record rental price per commercial square meter in the city: around R$400.
“It’s a difficult asset to replicate: it’s on the street with the best location in São Paulo, between Itaim and Jardim Europa, with a helipad at the top and a five-star restaurant on the ground floor,” says Guilherme Bueno Netto, founding partner of RBR Asset, whose portfolio totals around BRL 11.5 billion under management. In addition, he points out, the project includes smaller slabs, from 250 to 800 square meters, which have attracted companies with high added value and few employees, such as “family offices” and investment fund managers.
For next year, the market is still waiting for the announcement of the allocation of a newly developed land plot of three thousand square meters on the road, which would belong to the management company Catuai Asset. It is assumed that this will be the future address of the Four Seasons hotel brand, when it returns to the city after leaving the country in 2020. If confirmed, this fact is expected to further increase the prices of commercial properties on Amauri Street.

“The spaces available today already have a rental price per square meter of around R$300 per month, higher than the general city average for the boutique segment, reinforcing the exclusive and consolidated character of the location,” says Ygor Chrispin, Director of Offices and Occupant Services at Colliers Brasil.
According to the executive, the address combines limited inventory, high values, selective demand and limited physical growth potential, due to different zoning in two sections of the street. “This set of factors strengthens the position of Rua Amauri as an ultra-specialized micromarket within Itaim Bibi,” he explains.
