The “sleeping” soils of General Urban Plan (PGOU) are starting to wake up. The Poniente area, a real hotbed of promotions and the real estate market at the moment in Cordoba, is already seen as two somewhat stagnant pieces in time (24 years have passed since … that the current General Plan has been approved) are taking definitive steps to activate in order to increase the residential supply. They are located in the southern band and surround the Reina Sofía Hospital Complex. One is the PlanPartial O-8parallel to the Airport road and its connection with the Northern Ring Road, and the other are two small Particular Plans for Interior Reform (PERI) located at the confluence of the Fontanar and the Residence Colleges from Asunción (Menéndez Pidal Avenue).
This particular “residential belt” of Reina Sofía envisages some 860 housing units -with VPO reservation- and according to the urban operators consulted in each of the sectors, in approximately three or four years they will take shape in a strategic location next to the health complex.
The first faces the project of consolidation once the constitution of the Compensation Commission (the owners of the land) has been released after payment of the deposit for the obligatory guarantees. This stage is truly the starting signal and will give way to the urbanization project (pending the possible appearance of Caliphate suburbs) and subsequent work on the 108,000 square meters of surface area.
Old Urende
Sareb, Vimpyca, the Solana brothers or Hari Hegoalde They are some of the owners of this sector which includes 500 homes distributed in ten urbanizations, 1,200 parking spaces, two equipment reserves and a commercial area with gas station, which focuses on the land of old Urende, acquired by the Sevillian company Proviaf. Board sources tell the ABC it will be between three and four years before the first buildings begin in what appears to be a very pleasant area.
To begin with, it is located between two hospitals (Quirónsalud and Reina Sofía), is linked to the expansion of the Souk or the populated extension of the axis of Aeropuerto Avenue and Cruz Condé Park. And it joins the first section of the Ronda de Poniente. The sources consulted estimate that Sareb will end up selling its properties to operators in the sector as soon as the pace advances towards the preparation of urbanization works.
The other lot of land is five times smaller (around 20,000 square meters) but also benefits from a very strategic location at the crossroads of Menéndez Pidal Avenue and the Fontanar and Cruz Conde Park area. Originally, it was developable land which ended up being corrected and divided into two special plans. The first was quickly promoted by the Doric company of Granada before the 2008 crisis broke out and with it the real estate bubble. A situation which ended up costing him dearly and leading him to bankruptcy.
Accommodations
For a decade and a half the blocks remained built and unfinished, but the arrival of a Catalan company which took over the developments will complete a “corner” of 150 housing units in an open block and a few steps from health centers (Provincial, Reina Sofía) or universities (faculties of medicine, nursing, residency colleges,… and even Loyola University).
The other special plan is the one that is already starting to move at a certain pace and covers the land that is currently used as parking for the emergency rooms of Imibic and Reina Sofía and the row of old industrial warehouses that follow one another up to the unfinished houses of Dorica. There will be free and protected rental properties. In all, 212 accommodations and 1,500 square meters of surface area for commercial premises. The land consolidation project is now ready and faces urbanization. It is not excluded, according to the people consulted by this newspaper, that betting on some of the plots resulting from the use of housing or apartmentstaking into account the need for this provision both for the patients’ relatives and for the university students themselves.
The two rooms total 362 dwellings which, added to those estimated, for the moment, in the Partial Plan O-8 Carretera del Aeropuerto, contribute 862 to this total. perimeter of the Córdoba reference hospital who is preparing to inaugurate the new Maternelle-Enfant Consultations building. It should be remembered, in this regard, that opposite the health complex there is a strip of land on the border with the northern ring road which is reserved for possible expansions of the hospital and a green zone barrier, including another part of land almost at the access to the high-capacity road which has been left for possible tertiary uses.
