The reform of the Urban Planning Code (COU) proposed by Julio Alac will finally reach the Deliberative Council today, where it could be approved by amending the maximum heights allowed in the center and localities, as well as the densities in the neighbourhoods.
As this newspaper reported, the file was processed last Wednesday in the Planning Committee for Deliberations and after more than six hours of negotiations, a ruling was obtained that was signed by members of PRO-Vecinal, UCR and PRO-JxC, as well as the ruling party. The only seat that has not yet been released is the La Libertad Avanza (LLA) seat.
A central aspect of the file refers to building heights, which, on the streets of the urban area and the ring road, will be a maximum of 10 storeys. Meanwhile, on roads in some peripheral neighbourhoods, the maximum will be six levels.
As for the streets located on either side of the founding center, their maximum number is eight floors. Residential areas will be preserved, especially the northern area and the western area, where the height of buildings may not exceed three levels.
At the same time, the number of square meters that the functional units of the subdivision can contain was regulated, depending on its total surface area. The aim was to limit the proliferation of studio apartments, promoting properties with an average area of 55 square metres. As indicated by the Executive Department, it is permissible to build studio apartments, but taking into account a coefficient calculated between the total area of the plot of land and the place where each building in question is located.
As this newspaper has learned, in the same session a vote will be taken on the appointment of a new misdemeanor judge, to fill the vacancy in Court No. 3. This is lawyer Nicolas Bertin, who until now worked as an official in the regional Ministry of Justice.
