During 2025 and 2026, this municipal body will complete more than 1,000 apartments, which will be added to the stock of municipal housing for affordable rent, which, according to the Housing and Land Observatory of the Ministry of Housing and Urban Agenda, is the largest in all of Spain.
Almeida stressed that these new apartments will expand the affordable rental offer and realize the dream of Madrid residents, especially young people and families, of finding a new home where they can develop their life projects. “One out of every three public houses built in Spain by any government is built in the city of Madrid. He stressed: “We will continue to make all necessary organizational and constructive efforts so that the housing problem can be solved.”
At this event – in which the Councilor was accompanied by the Housing Policy Delegate and President of EMVS Madrid, Álvaro González, and the Area Councilor, Ángel Ramos -, the keys to 90 public houses were handed over to 14 successful families. New tenants in Caniveral 6 will pay an average rent of 570 euros per month for their new apartment, because in these promotions promoted by the Madrid Council, no more than 30% of the income of the family unit will ever be paid.
In this way, access is facilitated for young people and families with minor children whose income is up to 3.5 times IPREM. This means, for example, that a couple with two children may have a maximum gross annual income of around €44,000.
Of the apartments handed over on Tuesday, four are adapted for people with limited mobility, 40 with two bedrooms and 50 with three bedrooms. This development will also have 119 parking spaces and four commercial buildings that will enhance and enhance the neighborhood and social and economic life of this new residential neighborhood in the Vikalvaru area. Nearly 19 million euros have been invested, of which more than 14.7 million euros are contributed by the Madrid City Council and 4 million come from Next Generation Funds from the European Union, as a result of the agreement between the Ministry of Housing and Urban Agenda, the Community of Madrid and the Metropolitan City Council.
EMVS Madrid is building a total of 1,212 affordable rental apartments in the El Cañaveral neighborhood, distributed among 13 public housing projects. 80% of these apartments – that is, more than 1,000 – will be allocated to young people and families with minor children, which will increase their potential to become emancipated and start their own life project in housing that is compatible with their household needs.
Of the thirteen public housing projects planned for this new project, five of them (Caniveral 1, 2, 3, 4 and 6) have already been handed over to the winning bidders, while Canaveral 5 and 12 were drawn in October, Canaveral 9 has already completed its works and will be drawn soon and the remaining five developments are in progress.
