A pool bar, golf simulator, cinema room and even a studio for your kids’ band rehearsals or podcast recording. In the latest high-end launches in São Paulo, the common areas have become more sophisticated to keep up with residents’ lifestyle and the demands of city life.
At Trisul’s GranOscar Ibirapuera, this trend is evident in leisure inspired by the private clubs and hospitality of world-class resorts. The project features a full spa, indoor clay tennis court, Technogym gym and pool bar.
“The Pool Bar is designed to expand the use of the outdoor space and make the pool experience more welcoming and functional,” says Michel Saad Netto, Area Manager for High Standards at Trisol. “It will be a gathering point complete with entertainment, ideal for quick breaks, informal meetings and moments of relaxation.”
Thanks to natural materials, comfortable furniture and integration into the landscape, the environment recreates the atmosphere of a resort. “It is an element that reinforces the proposition of providing the comfort of home with the care and luxury of a hotel-inspired space,” Saad explains.

Launched in the second half of 2025 and scheduled for delivery in 2029, GranOscar Ibirapuera features architectural design by Perkins&Will, interiors by Anastassiadis Arquitetos and landscaping by Hanazaki. There will be 88 apartments ranging in size from 370 to 654 square metres, spread across two towers. The PSV is valued at R$1.2 billion.
At Jardins, Daslu Residences, by Miter Realty, focuses on the “Golf Experience”: a professional simulator developed in partnership with Tiro Certo. The equipment analyzes player movements, assists in technical development and provides a highly realistic gaming experience. The space will also feature a “lounge” for relaxing between shots.
The Golf Experience is part of the Premium Spaces, a range of exclusive services – from gastronomy to travel – offered to buyers. With architecture by Königsberger Vannucci, interiors by Anastasiades Arquitos and landscaping by Benedetto Abboud, the Daslo Residences will have units ranging in size from 114 to 545 square metres, with three or four suites. The PSV is estimated at approximately R$600 million.
The Ayra by Greystar Brasil project is operated in a “multi-family” model, in Higuenopolis and Moema, and focuses on entertainment areas aiming to coexist and promote well-being in the capital, São Paulo.

At the Ayra Higienópolis Hotel, designed by Ambidestro, the cinema room is its highlight. At Ayra Moema, designed by LE Arquitetos, with interiors by Cris Silveira and landscaping by Benedito Abbud, the focus is on the music studio. “In recent years, Brazilians have begun to view the building as an extension of their private lives, looking for comfort and experience,” says Cristiano Viola, COO of Greystar Brasil.
For executives, cinema and music rooms are not just means of entertainment, but tools for coexistence and emotional well-being. “Brazilians are an audio-visual and musical people by nature. These spaces increase our customers’ satisfaction.”
To meet the demands of new life in the digital age, Hussey set up a professional podcasting and video recording studio at the brand’s Paulista unit, in partnership with production company Umbrella Filmtech.

Mare Ipanema: New small hotel in the beach area
The southern region of Rio has just gained another small project: MARE Ipanema by Bernardes Arquitetura, on the beach, which will have just 26 units, including “double suites,” one-bedrooms, “gardens” and penthouse apartments. The residential property created by Leblon Realty, in partnership with Piimo Empreendimentos Imobiliários, is located close to the subway and everything that makes Ipanema one of the most desirable addresses in Rio.
Italian Tonino Lamborghini visits Goiania
Italian businessman Tonino Lamborghini was in the capital Goiás to present Tonino Lamborghini Residences & Offices Goiânia, in the Setor Oeste neighbourhood, in partnership with Sim Incorporadora. With nearly 70% of the units sold even before the launch, the mixed-use project will feature a gourmet area with an automated kitchen from the Nespole group (in collaboration with Italian brand Valcucine), commercial facilities and entertainment areas.
Tania Jingas signs a spa at W Gramado
Wellness designer Tanya Gengas signs the futuristic wellness club at W Gramado Hotel & Residences. The site includes wet and heated spaces, combining pools of different temperatures, underwater sound, chromotherapy, balneotherapy, sauna and a “beauty bar”. The infrastructure is exclusive for guests and residents of the project located in a Switzerland villa amidst the indigenous forest.
