Apartments in front of Lake Nahuel Huapi with the signature of Alric Galindez Arquitectos
At kilometer 5600 on Avenida Bustillo in San Carlos de Bariloche is the B612, a residential building designed by the Alric Galindez Arquitectos studio to adapt to the transition and consolidation of a new urban frontage.
The avenue, which for decades was a corridor of low and isolated houses, is beginning to transform a higher density shaftwhere the domestic scale coexists with new buildings that anticipate a metropolitan landscape.
In it Transition scenariothe project is presented as a piece that is not limited to solving a housing program but rather takes on the responsibility of intervening in an area enormous landscape value while projecting a possible future for the city.
The terrain is characterized by a steep slope towards the lake. Photo Gaston Shouabs. The terrain is characterized by a steep slope towards Lake Nahuel Huapi, which allows for expansive views and along with the new regulations that up to four terraced levelsoffered the opportunity to design a building that would accompany the natural relief without imposing itself.
This organic volume lies on the slope, multiplying the views and showing a Step silhouette that creates a clear presence on the avenue while integrating into the surrounding landscape.
The building leans against the hillside and has a stepped silhouette. Photo G. Shouabs. This topographical operation is not a formal gesture; City strategy: Instead of removing the slope, the project turns it into an argument, showing that densification can be compatible with geography and that the city can grow without losing its identity or its relationship with the territory.
The choice of white sheet metal as the outer shell reinforces this dual state. On the one hand, it gives the building a sonorous, almost abstract presence that contrasts with the green of the forest and the deep blue of the lake. On the other hand, his low maintenance and longevity They follow an efficiency logic that runs through the entire project.
Circulation simplifies paths and reduces common spaces. Photo Gaston Shouabs. He Contrast between natural and artificial It is presented as coexistence. The architecture confirms itself in its urban condition, but it does so in dialogue with an environment that it does not want to imitate, but rather to frame and enhance.
In this sense, B612 acts as a transitional building, capable of connecting the present of low and scattered buildings with a future urban scenario stronger compaction.
The organization of the units privileges the relationship with the landscape. Photo G. Shouabs. In a city where real estate pressures typically lead to fragmentation and peripheral expansion, consolidating an urban frontage on Bustillo Avenue is proving to be a major challenge Sustainability strategy and this building plays a key role in defining new buildings.
Focus growth on established corridors This allows the dispersion towards the periphery to be reduced and the original landscape, one of Bariloche’s greatest values, to be preserved.

Another point is the resolution of access and circulation Topography becomes a resource.
Extensions intensify the experience of living in contact with nature. Photo G. Shouabs. From the avenue you can access directly into the front units, while from the rear of the property you can access the upper floors. The Double access condition It eliminates the need for elevators, simplifies travel and reduces the number of common areas.
The organization of the units follows a clear criterion privileges the relationship to the landscape. The walk-through apartments with openings to the lake and the forest at the back have their own extensions that intensify the living experience in contact with nature.
Terraces overlooking the lake on the upper levels and sloping gardens On the ground floors they blur the boundaries between inside and outside and show that density does not mean sacrificing spatial quality or the connection to nature.
The first building in Bariloche to receive EDGE certification. Photo G. Shouabs.Sustainability affects both design and material decisions. The focus was on saving energy and water as well as reducing the environmental impact of the materials used. The chosen thermal insulation reduces the need for air conditioning, while the Cross ventilation In the apartments, it ensures comfort without having to resort to intensive mechanical systems.
Choosing easy-care materials such as corrugated iron reinforces this logic Efficiency and durability. These strategies enabled the building to achieve EDGE (Excellence in Design for Greater Efficiencies) certification, an international recognition that promotes more sustainable construction with less effort Operating costs for its users.
The choice of corrugated iron underlines the logic of efficiency and durability. Photo G. Shouabs. In the case of Bariloche, this type of certification acquires a particular value since it is not only about reducing consumption, but also about proving that it is possible to build in an area with high environmental vulnerability without jeopardizing its future. The morphology of curved covers It is directly related to the organic nature of the environment and the winter climatic conditions of the region.
Thanks to Alric Galindez’s design strategies, B612 manages to be a building with a strong urban presence and at the same time Piece sensitive to the natural landscape.
Ground floorToday the contrast with the surroundings reinforces the character of the avenue; Their integration will tomorrow allow the consolidation of a new urban front that does not erase the memory of the landscape, but incorporates it as a constitutive part of the city.
First floorThis project is a reflection on how to build in an area of enormous landscape value and how to shape thinking about the present but also the future. B612 is a building that has existed since its inception medium scaleproposes a model of urbanity that does not oppose the landscape, but rather recognizes it as a basic condition.
