
São Paulo recorded 150,700 apartment launches in the 12 months ending in October, according to data from Brain Intelligence Estrategica. The volume represents an increase of 31% compared to the same period of the previous year and marks the highest historical level.
In October, the neighborhoods with the highest number of launches were Chácara Santo Antônio, Jardim América da Penha, Vila da Saúde, Jardim Londrina, Barra Funda, Vila Leopoldina, Vila Guarani, Itaim Bibi, Vila Ema and Vila Prudente.
Prices have also increased. The average value per square meter of new properties in the capital increased from R$14,700 in October 2024 to R$15,800 in 2025. The general sales value (PSV) of launches reached R$92.63 billion, compared to R$72.3 billion in the previous period (28% growth).
On the sales side, the neighborhoods with the highest volume were Vila Mariana, Chácara Santo Antônio, Liberdade, Jardim Londrina, Vila da Saúde, Vila Guarani, Vila Prudente, Jaguaré, Itaquera and Vila Nova Conceição. In October 2025, 3.9% of units sold were located in Vila Mariana.
Confirming the market trend, it is the high-end segment which is growing the most: its share of launches increases from 9% to 14.6%. In total, there were 79 projects of this profile among the 541 launched in the city.
The units included in Minha Casa Minha Vida (MCMV) increased from 70.6 thousand to 93.5 thousand units, the highest volume since October 2022, representing 63% of the total. Sales through the program increased from 58,500 to 78,100 units. On the other hand, the average standard lost share, representing 21.4% of launches.
As of October 2025, the final default supply in São Paulo was dominated by MCMV projects, with 48.8% of the total. This is followed by mid-range properties (27.7%), compact properties (17.3%) and luxury programs (6.2%). A year earlier, in October 2024, MCMVs represented 41.0% of the offer, standard mediums 35.2%, compacts 19.0% and luxury 4.8%.
The final offer by type also remained concentrated. As of October 2025, two-bedroom properties were in the lead, at 58.8% of the total, followed by one-bedroom properties (28.4%). Three-bedroom units accounted for 9.7%, while four-bedroom units closed at 3.2%.
